  • What should I expect during a sales valuation?

    During an in-person sales valuation, a sales agent will visit your property. They will look in each room as well as outside, before giving you their assessment of how much they think you could sell for. They can offer advice on how to maximise your property’s estimated value, and provide information on how we can help you get the best offer in a timeframe that suits you.

  • How is the sale value of my property calculated?

    We like to be completely transparent - you'll never be left wondering how or why we've valued your property at a certain price. In order to work out the fair sales value of your property, we consider several factors, including:

    • The type of property (detached, semi-detached, terraced, flat)
    • The number of bedrooms
    • The general condition of the property
    • The size of the garden
    • Parking such as a driveway, garage, or allocated space/s
    • Whether it’s freehold or leasehold
    • Your property's location, area demographic, and transport links
    • Buyer demand in the area
  • How much does a sales valuation cost?

    Most estate agents, including Leaders, carry out sales valuations for free. Always use a trusted, local agent to provide you with a valuation. Be mindful that some agents may give a high valuation of your home so that you choose to sell with them. However, if the price is unrealistic, your property will be on the market longer than necessary and may actually achieve less than it could have if it was priced correctly initially.

  • Why should I use Leaders for a sales valuation?

  • Do I need to be present at the property during a valuation?

    While it is better if the owner can be present during a valuation, it’s not essential. After visiting the property, the valuer may have some questions to ask, so be ready to provide as much information as you can.

  • How quickly can you list my property for sale?

    If you are in a hurry to sell, we will make every effort to get your property listed quickly. Once you have approved the property details, signed and returned our contract and obtained an Energy Performance Certificate (EPC), we will market your property immediately.
